Compliance Essentials
We understand that not every agent needs an assistant or Transaction Coordinator to take everything off their plate! Some brokers actually enjoy paperwork...crazy! We know!
If that sounds like you, this might be the service option for you. With File Compliance Essentials we will ensure all your "I's" are dotted and "T's" are crossed and filed with your brokerage in the most compliant way possible. However, we will not have direct communication with your clients, nor take the lead on the tasks or timelines throughout the transaction or listing. That will be all up to you and your systems! We'll just lend a hand with the tedious tasks that don't need to burden your to-do list!
Here is what is included when you select File Compliance Essentials:
Purchase and Sale Agreements
All brokerage compliance (creating transaction files or opportunities, submitting paperwork, etc.)
Review the Purchase and Sale Agreement to ensure the completion of a mutual agreement.
Introductory e-mail to transaction parties with timelines, requesting to be included in all communication.
Process commission and all referrals.
Timeline management with deadline reminders & updates.
Order Home Warranty.
Listing Agreements
Order prelim title and review.
Create and set up listing file with brokerage.
Review listing paperwork for accuracy and full execution.
Upload all required documentation into the compliance review program.
Upload pertinent docs into Listing Supplements
File any marketing materials provided in the file.
Contract to Close:
All billing for contracts will be billed out of your commission at closing, through escrow. As customary with transaction services, if you don't close...we don't either! The KWTC Team will hang in there with you until it's time to hand your buyers their keys or call your seller with recording numbers!
Listing Services:
For listing services, you will have 60 days from the date your listing goes "Live" to submit a pending contract on the listed property. If you submit a pending file for your listing within that timeframe, the fee for both the listing and PSA will be paid out of commission upon closing. However, if the listing exceeds 60 days on market, you will be invoiced for the listing fee.
Q. Is everyone that works on my file or listing licensed in the State of Washington?
Absolutely! The KWTC Team is home to skilled, licensed agents that have worked on over 5000 transactions. They will be able to help aid you and your clients towards all closings.
Q. How do I get billed for the services?
For a mutual contract, you will see the transaction fee reflected on your commission disbursement, to be paid upon closing. For listing services, you will have 60 days from activation to submit a pending contract on the listed property, at which the fee for both the listing and PSA would be paid out of commission upon closing. However, if your listing exceeds 60 days on market, you will be invoiced by the office on your monthly bill.
Q. I have a new contract! How do I submit it?
Congrats on your new deal! We're so excited to get started on it! The best way to submit a new contract or listing is to go up to Menu, here on our website, and follow the steps under the Listing or Contract "Submission" tab. But if you ever have any questions, please don't hesitate to give us a call or shoot us an email at admin@kwtcteam.com!
